NOTICE OF TRUSTEE'S SALE OF CERTAIN PROPERTY LOCATED IN MARTINSVILLE, VA, AND DESIGNATED AS 723 CRAIG STREET, MARTINSVILLE, VIRGINIA PARCEL ID: 000405400 and 000743000 In execution of a Credit Line Deed of Trust from Derrick E. Beverly, dated January 16, 2008, recorded January 16, 2008, as Instrument No. LR0800079, in the Clerk's Office of the Circuit Court of the City of Martinsville, Virginia (the "Deed of Trust"), the Substitute Trustee, Clement & Wheatley, a Professional Corporation, having been substituted as Trustee pursuant to a Deed of Appointment of Substitute Trustee recorded among the aforesaid land records, and having been requested to do so, will offer for sale at public auction, at the entrance to the Martinsville Circuit Court located at 55 West Church Street, Martinsville, Virginia, at: 10:00 a.m., August 15, 2019 (the "Sale Date") the following described property with improvements thereon (the "Property"), situate, lying and being in the City of Martinsville, Virginia, and being described as follows: All those certain lots or parcels of land with improvements, presently known as 723 Craig Street, Martinsville, Virginia, situated on the North side of Craig Street in the City of Martinsville, Virginia, described as follows: PARCEL ONE: Lot 20 as shown on Plat of Survey for Doris F. Berry and Mary Rives Elliott, prepared by Lawrence Cockram, LLS, dated March 25, 1994, recorded in the City of Martinsville Circuit Court Clerk's Office in Map Book 22, Page 89. PARCEL TWO: Lot 21 as shown on Plat of Survey for Doris F. Berry and Mary Rives Elliott, prepared by Lawrence W. Cockram, LLS, dated March 25, 1994, recorded in the City of Martinsville Circuit Court Clerk's Office in Map Book 22, Page 88. Being the same land conveyed to Derrick E. Beverly by Berry-Elliott, LLP, A Virginia Limited Liability Partnership, by deed dated March 31, 2003, of record in said Clerk's Office as Instrument No. LR0300612. This sale is subject to all conditions, restrictions, reservations, declarations, easements, leases and rights-of-way of record or contained in the deeds forming the chain of title to the Property, and subject to any and all prior liens, including, but not limited to recorded and unrecorded mechanics' and materialmens' liens, if any.
